Kuriyama came to TOBI with a simple requirement for overflow warehousing. After a thorough needs analysis, however, it was determined that they needed to relocate all of their operations into one facility. There were no suitable buildings on the market so TOBI initiated a land search for a build-to-suit.

TOBI found an ideal site, even though the landowner didn't realize the site was part of their corporate real estate inventory. To make matters more challenging the landowner soon fell into bankruptcy. The land was then placed under court supervision.

TOBI succeeded in negotiating with the bankruptcy court to acquire the land. Securing the right solution for Kuriyama required TOBI to simultaneously close these four transactions:

  • Land purchase by a developer
  • Build-to-Suit contract between the client and developer
  • Sales of the client's existing obsolete building to a venture capital firm
  • Short-term lease between venture capital firm and client during build-to-suit construction
